Buying Property in Dominica
Alien Landholding License
Foreigner's buying more than 1 acre of land in Dominica for personal
use, or more than 3 acres of land for business purposes, are required
to apply to the Dominica Government for what is called an "Alien's
Land Holding License". A fee of 10% of the value of the land
is charged by the government for granting this license.
Transfer Fees
Transfer fees on Dominican real estate are payable by the purchaser
and are made up as follows :-
4% stamp duty
2.5% judicial fees
1% assurance fund
3% legal fees
The seller has to pay 2.5% stamp duty on the market value of the
land being sold.
Planning Permission
All new construction, changes to existing buildings, or changes of
use, require planning permission. In most cases permission is granted
within 8 weeks of making an application.
The entire buying process is relatively simple and often purchases
of homes or small parcels of land not requiring an Alien Landholders
License, can be completed in a matter of a few days. Where an Alien
Landholders License is required, the buying process can usually be
completed in 3 to 5 months
